East Coast Realty Ventures, LLC (ECRV) is an innovative and entrepreneurial
firm delivering quality diversified investment opportunities such as 1031
exchange services for investors seeking Tenant-in-Common (TIC) ownership.
ECRV clients benefit from a responsible, transparent and reliable company

to our investors.
Because we are committed to solid investments for our clients, we only
invest in quality multifamily and office properties within strong markets
and submarkets that are set to achieve high-level economies of scale within
a diversified range of quality commercial properties. Asset requirements
for our investments include stabilized occupancy in the acquisition range
of $7,000,000 to $70,000,000. Properties must be delivered free and clear
of existing debt, and at a maximum of 15 years in age with a "B"
or better asset quality rating.
ECRV recognizes that professional property management is important to
a successful long-term real estate investment, and only uses property
management firms that are familiar with the markets wherein the properties
are located. Investments are efficiently managed and held from 3 to 5
years or, until the property value matures. Complete operating results
are provided to promote investor confidence.
We target growth, profit and returns. Along with Tenant-in-Common co-owners,
ECRV targets attractive risk adjusted cash-on-cash investment returns
of 7.5% on initial cash flows and in excess of 9.0% over the hold-period.
Moreover, investing in 1031 tax-deferred exchanges offers potential tax
benefits with expectations of growth profits upon resale.
